Is the data on this FCC site correct for your area?

I have been searching for a home for a couple of months. Every time I find a place that the FCC says has fiber, it turns out to be incorrect. I put the address into the FCC site: Has 1000mb/s. I put the same address into the ISP, "not available in your area". I should add, in fairness I am only looking for homes at the edge of cities. I require land.

Should the FCC scrap this site or perhaps add a disclaimer, only accurate for large cities?

That map is generated from self-reported data from ISPs filing form 477 (https://www.fcc.gov/economics-analytics/industry-analysis-di...) The threshold for coverage is a single customer in a census block.

The data is rarely validated except in extreme cases (https://www.telecompetitor.com/fcc-company-that-filed-false-...)

I haven't looked at much of the country in that map but the parts around me are wildly, laughably optimistic. where it says LTE is available sometimes 2g "ive fallen and cant get up" devices find limited signal during some hours of the day.
