Best home automation hardware / software

Hi all, I'm looking for the most "hacker friendly" home automation software and hardware. Preferrably open source or standard stuff that does not require cloud subscriptions to work. I'd like to control cameras, appliances, watering systems, pumps etc.

Any geeks with experience in this area? What's the most open and modular kits?
